Inner-city work is our smallest-format, highest-detail work. Courtyards are 20–40m², rooftops have crane-in logistics, and every plant, tile, and light fitting has to justify its position. It's design at furniture scale.

Character

Terrace courtyards, rooftop gardens, warehouse conversions and strata buildings. No side access — everything craned or carried in. Party walls on three sides.

Climate & soil

Warmer than surrounding suburbs (urban heat island), less rainfall reaching the ground under balconies and awnings, wind acceleration on rooftops. Planting needs to be tough — Ficus hillii, Cordyline, Trachelospermum, and structural climbers over feature-flowering perennials.

Council & approvals

City of Sydney is exacting on heritage terraces (Darlinghurst, Surry Hills, Potts Point are all conservation areas), rooftop works trigger BCA and structural review, and strata buildings often need owners' corporation approvals on top of Council. We handle the paperwork.

Can you build without side access?

Yes — most of our inner-city projects have zero side access. Materials come through the house on protection boards, or by crane over the roof for rooftop projects. It changes the schedule and the budget slightly, but it's routine.

Is a courtyard worth the investment on a small terrace?

For most of our clients it's the highest-return renovation they do — you're adding a functional room to a small home, and the resale premium in Darlinghurst and Surry Hills courtyards is significant.
