The region
The Northern Beaches want less garden and more outdoor room. Homes here are oriented to the water, decks push right to the sand or the reserve, and every surface has to survive genuine salt exposure. We build for the climate first and refine the aesthetic within it.

Climate & soil
Full coastal load. UV, wind, salt spray. We specify silvertop ash and spotted gum where possible, stainless 316 fixings everywhere, and beach-native palettes: Banksia, Coastal Rosemary, Lomandra, Casuarina glauca.

Northern Beaches Council manages one of the most environmentally sensitive LGAs in Sydney — foreshore, escarpment, and Pittwater bushland controls are all live. Decks over 1m need engineering; beachfront works often require additional approvals from Crown Land and the reserve trust.

Can you work directly on the beachfront?
Yes, but the approvals stack is longer — Northern Beaches Council plus foreshore/Crown consents. We line those up before design starts so the timeline is realistic.
What timber holds up best on the beaches?
Silvertop ash is our default — dense, silvers evenly, doesn't warp. Spotted gum is a solid second. We steer clear of merbau and softer imports for anything within 500m of the surf.
