Newer builds, generous rear yards (often 400–800m²), clay soils, hotter summers, and clients briefing full entertaining programs from day one.
Climate & soil
Warmer and drier than harbour Sydney. Temperatures 3–5°C above the coast in summer, occasional frost in winter. Turf choice matters (Sir Walter for durability), shade structures are non-negotiable, and pool heating extends the swim season.
Council & approvals
The Hills Shire is more permissive than the coastal councils — most pool and alfresco projects run as Complying Development under NSW SEPP rather than full DAs. That said, bushfire attack level (BAL) assessments apply on many acreage-adjacent lots and shape material selection.

Working in Hills District.
Do we need a DA for a pool in Castle Hill?
Usually no — most straightforward pools go through as Complying Development under the NSW Codes SEPP. It's faster (2–4 weeks) and cheaper. We only step up to a full DA when the site is unusual.
How do you handle the summer heat for outdoor rooms?
Shade first. Pergolas, louvre roofs, deciduous planting on the western side, and outdoor fans. Then material choice — light-coloured stone underfoot, timber over exposed metal, and pool water positioned to cool the microclimate.
